In addition to the home improvements, we want to improve the wider estate. A plan has been developed that includes building new homes, improving roads, pavements, parking areas and play spaces.
We are looking to raise funding and secure planning permission for this work.
There will be an increase in traffic on the estate due to delivery and construction vehicles. We will be working hard to minimise the impact for residents. Here’s how:
The first phase has started which includes building 79 new homes, plus new roads, pavements, parking areas and play spaces. This will be focused around Epsom Avenue, Chepstow Avenue and some of Hurst Avenue.
We are supporting Our Sale West in looking for a premise for a new community centre. The new estate plan would enable Our Sale West to consider more than one option.
These existing roads aren't designed to accommodate large vehicles, such as buses, through the estate. We are working with Transport for Greater Manchester and Trafford Council to improve the accessibility of the site.
Construction vehicles will be parked in new temporary parking areas wherever possible. As the development progresses, vehicles will be parked on the driveways of the new homes we’re building. We are also encouraging construction workers to travel to site together in one van.
The new family homes will have a private driveway. The amount of parking the new homes will have will depend on the size of the home. Homes are likely to have one or two parking space. Bicycle parking will also be provided.
Construction vehicles will only access the site from three roads - Thirsk Avenue, Chepstow Avenue and Epsom Avenue.
Materials will be ordered in bulk to reduce the number of deliveries to the site. Deliveries will be scheduled to avoid busy times of the day.
A traffic management plan will be developed with contractors. The plan will include a one way traffic system (loop road) which will be managed by the site team.
Most of the machinery and building materials will be stored on the corner of Epsom Avenue and Firs Way. We will avoid blocking access where possible.
The loading or unloading of materials and machinery will be done on site to avoid blocking access on Epsom Avenue. We will avoid having to store items by using materials and machinery as and when we need them.
Storage on site will be to either side of the on-site loop road as this will help with the one-way on-site traffic route.
Materials will be moved using a forklift truck. As the work progresses items will be stored at the front of the new homes.
The site manager will make sure the work is carried out with the minimum amount of noise possible. Some, of the machines are noisy and we apologise in advance for any issues this causes. Yes, we will have visits from a road sweeper.
All building work and deliveries will take place between 8.00am - 4.30pm Monday to Friday. We don’t expect any building work to take place on Saturdays, but if we do need to be on-site on a Saturday, it will be between 8.30am and 1pm - will let you know in advance if we need to do this. There will be no on-site construction works on this scheme on Sundays.

We will also be working with local schools and involving young people to give them the opportunity to have their say and be involved in the plans for their neighbourhood.
79 houses will be built in the first phase of the regeneration programme. This includes a mix of two, three and four bedroom houses, plus some 2 bedroom flats.
We have considered this and would have liked to include some in the plans.
However, bungalows have a much bigger footprint than houses and we do not have enough available land to build the amount we’d need to make the development financially viable.

We’re investing £7.2 million improving the homes we own and manage on the estate. These improvements will take place regardless of any wider improvements to the estate and the new homes we plan to build.
Customers have been sent a letter, which explains when we will be carrying out this work. This includes the following, unless you have already had any of these installed recently:
We will be working are way around the estate fairly so everyone will get the improvements in stages. We will do our best to stick to these dates, but they may move forward, or back a little depending on how quickly the work progresses. If any of your dates change – we will let you know as soon as possible.
We have written to customers living on the estate to let them know what home improvements they will be getting and when. We are already ahead of the roofing programme with all homes now benefitting from a new roof which is great news.
We will contact you around a month before any work starts to let you know what will be happening, what you need to do and what to expect.
We may need to carry out an asbestos, or an electrical survey before we carry out the work. If we need to do this, we will be in touch.
When you are due for your new kitchen, you will get a choice of units and worktops. We will show you the options available and you will get to choose these before we book the work in.

These were replaced when we took over the ownership and management of the homes from Manchester City Council in 20202000??.
These are expected to last around 30 years, so we are not looking to replace them as part of this work.
If you need any repairs to your bathroom, windows or doors, or would like to speak to us about this, please contact us and we will see what we can do to help.
You can remove mould from walls and tiles by using a good quality mould wash. If you feel you have a bigger problem with damp, please contact us and we will see what we can do to help.
We will be replacing wooden fencing and gates. The dates we have given in the letter are based on us replacing what you have now.
If we get funding for the wider estate improvements, we may be able to enhance this and add railings, we will let you know if we are able to do this.
If you own your own home you may be able to have some work done as part of the estate improvements, but you will have to pay for this. For example, we may be able to replace or put in new fencing for you when we are doing the rest of your street. When the final designs and costs for the estate are confirmed we will be able to tell you more.
