Aspiring homeowners in Trafford can take their first steps towards the property ladder thanks to the completion of 33 affordable homes which help residents save up the money they need for a mortgage deposit.
We have built 29 one and two-bedroomed apartments and 4 two-bedroomed town houses at Trafford Gardens in Old Trafford.
The homes, delivered with construction partner Linear Living, are available for rent-to-buy – with rents set at 80% of the market rate, helping residents use the money they save on rent to save up for a deposit to be able to buy the home in the future.
The new homes benefit from green technology including mechanical ventilation and heat recovery systems which are also set to save new residents money, whilst being kinder to the environment.
The development in Talbot Road includes a further 116 new homes for private sale which are due to be completed later this year. When the wider scheme is finished, the site will boast a vibrant communal garden which takes inspiration from the former Botanical Gardens which used to stand nearby.
Partners from Trafford Council, including Leader Councillor Tom Ross and Gorse Hill and Cornbrook ward councillor David Acton, joined us and Linear Living to celebrate the completion of the new homes.
We funded the £7m development through its own private finance arrangements, while Linear Living received £1.69m from Greater Manchester Combined Authority through its Brownfield Land Fund.
Sasha Deepwell, Chief Executive of Irwell Valley Homes, said: “Rent-to-buy is an important tenure which helps people realise their ambitions of home ownership by providing an affordable interim option. It is a vital stepping stone which empowers people with the means to be able to save up for a deposit which might otherwise be out of their reach.
“This is a quality development within a prime location, which also has a wealth of future potential as part of the new blueprint for Old Trafford. We’re proud of what we’ve achieved here with our partners and remain committed to delivering more of the affordable homes and services people need to live well across Greater Manchester.”
Stephen Holmes, Chief Executive of Linear Living, said: “Completing the first phase of such a high-quality residential development in one of Greater Manchester’s most sought-after locations marks a significant achievement for Linear Living.
“While the site has faced its challenges over the years, its potential has always been clear. We are proud to be realising that vision, delivering a landmark scheme that will raise the bar for residential living in Old Trafford and serve as a benchmark for future developments in the area.
“We’ve really enjoyed collaborating with Irwell Valley Homes too, delivering such high specification properties for affordable rent. It’s fantastic to hand them over and we’re confident this will be the first of many joint ventures.”
Councillor, Tom Ross, Leader of Trafford Council, said: ““I’m so pleased to see the completion of this Irwell Valley Homes and Linear Living scheme.
“Increasing the number of affordable homes in Trafford remains one of the Council’s priorities. I know people will be very happy in their new homes at Botanical Avenue.”
The project team for Trafford Gardens also included JDA Architects, Ridge and Partners LLP and Russell Bolton Consulting acting as Employers Agent and Cost Manager.
