A good home is the foundation for a good life.

Yet for thousands of people across Greater Manchester, a safe, secure, and affordable home remains out of reach. We are committed to changing that - working with our partners to help realise the city region’s housing ambitions and create thriving communities.

Housing: The region’s top priority

Housing is firmly on the regional and national agenda. From significant new funding announced earlier this month through the Social and Affordable Homes Programme, to being named the number one priority in the latest Greater Manchester Strategy, the sector has a unique opportunity to make a lasting impact. We are ready to play our part.

Last week’s budget – further cause for optimism…

Our customers continue to feel the pressure of the high cost of living, so the Autumn Budget brought welcome news:

  • Additional investment in the Warm Homes Fund – helping to create energy efficient homes which are cheaper to heat and save people money.
  • The scrapping of the two-child benefit cap, supporting families on a lower income.

…but still gaps around the future of supported housing

 It was disappointing not to see further funding for supported housing -
a vital resource that enables people to live independent and fulfilling lives. We will continue to advocate for the essential role supported housing plays in our communities. Read more about our new supported housing below.
 

An award-winning team

Last Tuesday our development team was thrilled to be named Team of the Year at the Inside Housing Development Awards, recognising the fantastic progress they’ve made with developments across a variety of tenures and types this year, helping more local people into a home which is right for them.
 

Embracing future opportunities

It’s been a significant few months for the housing sector, and there is much to be optimistic about as we approach the end of the year and look ahead to 2026.

Social rent homes taking shape at Sale West

Our multi-million-pound regeneration of Sale West continues, with phase 3 well underway delivering 39 homes for social rent, an independent living scheme of 13 homes for older people and supported housing for adults with additional needs.

The mix of homes will help more people into a place that’s right for them, with the modular construction also meeting the energy use targets for Truly Affordable Net Zero (TANZ) - meaning they will be cosy and cheap for our customers to run.

“I moved in after a year in emergency and then temporary accommodation with my young daughter. Since moving here I've had another little girl. Knowing I had a safe, warm and secure home to bring her back to was amazing.” Georgia, who moved into one of the new homes from phase 2.

The regeneration of Sale West is about building up new opportunities as well as new homes.
 
Local resident Bryan, who has lived on the estate for 14 years, has landed a job with our construction partners Tyson after a period of ill-health that left him lacking confidence and purpose.
 
“Getting this job has been such a boost,” Bryan, who has previously worked building the city centre skyscrapers around Castlefield and Deansgate, said.
 
“I’ve got my self-respect back. My daughters are so proud of me, and I love the security of having a regular wage again. I’m pleased to be part of what’s happening on the estate. It’s good to see the progress being made.”
 

Save our Supported Housing 

We’re proud to stand with the National Housing Federation to shine the spotlight on the importance of supported housing. It was disappointing to see it overlooked again in the Autumn Budget, following its omission from the June Spending Review.

Properly funded supported housing ensures people can live with independence, dignity and choice in a home which meets their needs, at the same time as making considerable savings to the public purse.

That’s why despite the current financial pressures facing this area of the sector, we remain committed to delivering more supported housing for our communities.

Early next year we’re set to complete our new supported scheme in Willow Street, Bury, providing much-needed new homes for adults with additional needs.

And next week we’re excited to break ground on our new extra care scheme in Blackley, Manchester, for people with dementia. Made up of 16 self-contained apartments, the development is part of Manchester’s Enabling Independence Accommodation Strategy and will meet the urgent need in the city.

The homes will be built according to the best new practice in dementia design featuring the same curved dementia-friendly layout as Shore Green, our flagship dementia extra care scheme in Wythenshawe.

Development round-up

🏠  In September we celebrated the completion of 33 new rent-to-buy homes at Trafford Gardens, Old Trafford.

🏠  We’re nearing completion at the former Plant Hill Road police station in Blackley, where we’re delivering 12 affordable, low-carbon homes as part of the Project 500 initiative with Manchester Council.

🏠  We’re looking ahead to starting work soon on the former Denton Baths site in Tameside, building 35 affordable rent apartments.

🏠  Families will soon be moving into 18 affordable new homes in Mossfield Road in Swinton.

🏠  Our development of 63 homes in Rivington Chase, Horwich – a mix of affordable rent and shared ownership – is approaching completion, in partnership with Bolton at Home.

🏠  Our redevelopment of the site of the former Whitehouse Club in Crumpsall will offer 24 apartments for affordable rent, available early in 2026.   

Homes which are kinder to our customers' pockets... and the environment

We know how important it is that our homes are warm and cheap to run.

That’s why along with building new homes we’re continuing to invest in our existing ones.

This autumn, we secured £305k from the Warm Homes Social Housing Fund and have matched this with £344k of our own investment. Works will include cavity wall and loft insulation, ventilation upgrades, solar panel installation, as well as air source heat pumps - all designed to make homes warmer, reduce bills, and cut carbon emissions.

We’re continuing with similar works under the former Social Housing Decarbonisation Fund across our Haughton Green estate in Tameside, as well as in Stretford and Old Trafford in Trafford.

“The heating panels have already made a noticeable difference, and I feel much more at ease knowing my children are safer and more comfortable.” Lorna, a customer in Haughton Green to benefit from the retrofit works.

Connecting with our communities 

Housing is about more than bricks and mortar - it’s about people.

The people who live in our homes are at the centre of everything we do and to celebrate the launch of our latest Customer Strategy we organised our first Customer Connect Day last month.

Our colleagues headed out en masse to take part in a variety of activities across Greater Manchester. From litter picking and gardening, to winter welfare visits to our older residents and volunteering at food banks, they rolled their sleeves up to go the extra mile for our customers.

What a difference a day made! We can’t wait to do it all over again next year.
