New Homes
Enabling residents to shape their community
Our multimillion-pound estate regeneration programme in Trafford is now in its third phase. The plan, which was shaped by residents, is delivering more affordable housing, improving existing homes and enhancing the environment and public realm.
The first two phases are now complete and have delivered 102 affordable new homes, along estate enhancements which include:
- Four new natural play areas and communal spaces co‑designed with customers.
- Tree-planting, supporting drainage, biodiversity and wellbeing.
- A nature trail.
- Improved wayfinding - including glow‑in‑the‑dark street signage.
- Resurfaced ginnels and parking courts to address flooding.
- A link road to improve connectivity across the estate.
Phase 3 is currently underway delivering 66 new homes for social rent including an independent living scheme for older people and a supported housing scheme for adults with additional needs.
Alongside this, we have a varied and meaningful community investment programme, focused on delivering on the priorities which matter most to our customers.
We have completed 79 affordable new homes as part of the first phase of the regeneration work. This includes a mix of two, three and four-bedroom houses, plus some 2-bedroom apartments for rent.
We were delighted to offer some of the homes to families already living on the estate who had outgrown their previous homes, enabling them to stay in their local community.
The new homes are energy efficient and benefit from high quality insulation and water saving systems, as well as electric vehicle charging points. These will help to save residents' money whilst also being kinder to the environment.
Rebecca moved from a one-bedroomed apartment on the estate to a two-bedroomed house with a garden which she says was ‘life-changing’ for her and her two young daughters.
“They were so excited to get their own bedroom, and they absolutely love being outdoors, so the garden is great.
“Knowing I can just open the doors and they can be safe outside in their own space means the world to me. This is the new start we’ve all been looking forward to. I'm looking forward to making new memories together here.”
A new road linking Epsom Avenue to Hurst Avenue has also been created as part of phase 1 and named Hamilton Avenue, after another famous UK racecourse. The area includes a swale - one of the oldest and most common forms of urban drainage. Swale drains also have a role in the maintenance of natural landscapes, to control how water is directed and prevent flooding.
Phase 2 of the regeneration has delivered 22 one-and-two bedroom homes in smaller pockets of land across the estate.
It includes homes which are 'adaptable ready' for customers with disabilities, which are in short supply in Trafford.
Toby, who lives with osteoarthritis moved into one of these and said it had been transformative.
He said: "The fact it’s already set up for my needs with the level access, wet room and wider doorways is amazing. I can fit my perching stools in, have a seat in the shower room and there’s space to store my mobility scooter. These things make such a difference."
Thank you to everyone who attended our Community Consultation events in September 2023 and February 2024 and took the time to fill in our online consultation form. The feedback from residents has helped to shape the plans which were approved by Trafford Council.
Our new contractor Tyson started work on phase 3 in January 2025.
The first part of phase 3 includes a block of 39 homes for social rent.
Blocks two and three will provide homes for older people and specialist supported housing to help meet local housing need.
Block one is off Thirsk Avenue next to the Sale West Community Centre and Sale West Park.
Block two is off Chepstow Avenue and is next to the Phoenix Garden.
Block 3 is off Ascot Avenue and is next to Ascot House Assessment Centre.
We will also be looking at the opening of the road between Ascot Avenue and Chepstow Avenue in this phase, as well opening the road layout between Thirsk Avenue and Chepstow Avenue and continuing Thirsk Avenue into the car park at the top of Newbury Avenue.
The Phoenix Garden, the woods and the main playgrounds will all remain as is. The community allotment will move position slightly more towards Ascot Avenue, but will benefit from new features including a water supply.

Improving existing homes
We are working around the estate street-by-street making improvements to customers homes. Below outlines when residents will get their new kitchen. Residents will receive an exact date in advance of any work starting, along with information about what you need to do to prepare.

Our work at Sale West extends beyond the new and existing homes and is about creating an estate which everyone can be proud of.
We have improved road surfaces, car parks, footpaths and cycle ways, as well as created new outdoor spaces for the community to enjoy.
In partnership with Trafford Council we secured £975,000 from The Department for Levelling Up, Housing and Communities' to support our plans. This funding has been used to deliver a natural play strategy, seating areas, extensive tree and hedge planting, improved drainage, habitat enhancements to support wildlife, a community horticulture programme and external works to integrate the new homes within the existing estate.

Enhancing the local environment
Thanks to the £975,000 grant from the Government which was awarded to Trafford Council we have been busy enhancing the local area.

Works completed included:
• Four new natural play areas, with equipment and features which promote balance skills and encourage creative play.
• New homes for wildlife including swift bricks and boxes; a bug hotel and bat boxes.
• 270 trees planted across the estate. We’re delighted that some of these have been dedicated to members of the Sale West community past and present.
• Finger signposts to make it easier to find the way around the estate on foot.
• Horticulture projects with Brentwood School and St Margaret Ward School sharing new skills with the next generation.
• Resurfacing work to ginnels across the estate where surface water and flooding were a problem.
• Two new community areas created with customers offering a place where residents and neighbours can enjoy time together outdoors.
• Landscaping, planting and new benches.

It’s a real hit!” she said. “The kids have been on it non-stop since it opened. It’s somewhere safe they can play and great there are some new things to do out there. Even something as simple as the new path has gone down well – they can go up and down on their roller skates or bikes. It’s a great addition to the estate.

New nature trail highlights wildlife which calls Sale West home
As part of our work enhancing the local environment on Sale West, we’ve launched a nature trail across the area for local people to explore.
The 20 wooden markers each highlight a different species or habitat and feature a brass rubbing which children can use a wax crayon to take copies of.
There’s also a QR code linking here to our website where you can find out more about that particular bird, insect, animal, flower or plant.
You can also use the website 'What Three Words' - which gives everywhere a location using three unique words - to find the different locations on the estate as outlined on the map here.
