Asbestos materials pose no significant risk if they are intact and left alone.

Asbestos becomes dangerous when it is broken up and the fibres are released into the air. If the fibres are inhaled, they can cause serious and sometimes fatal diseases.

Asbestos can be found in the following locations:

  • Insulation material around pipes and boilers.
  • Fire break material used in lofts, ducts, panelling, partitions, soffit boards, ceiling panels and around steel works.
  • Ceiling and floor tiles.
  • Insulation boards to partitions and ducts.
  • Paper products used as insulation in electrical equipment.
  • Asbestos cement sheets (flat and corrugated), used as roofing, wall cladding and gutters.
  • Certain textured coatings such as older types of Artex.

    Asbestos safety measures

We manage asbestos in-line with the Government Health and Safety Executive’s recommendations and leave it in place unless it is unsafe or likely to be disturbed.

We undertake asbestos surveys in all our apartment blocks in the communal areas, to make sure there is no risk to customers. We also carry out regular asbestos surveys on individual homes, especially if we think there is a risk of asbestos materials being exposed.

Sometimes it may not be practical to remove every piece of asbestos material in your home, especially if there is no risk of it becoming exposed.
