Our latest development gives families a new home for Christmas

We are absolutely delighted that our latest development of affordable, low-carbon homes has been launched at one of our largest estates in east Manchester.

The new homes in Heanor Avenue, Haughton Green, Tameside, have been handed over to local families to make their own in time for Christmas.

They are let at affordable rent – around 80% of the market rate for the area, saving customers around £2,160 a year compared to private rent.

The 2 and 3-bedroom properties also benefit from green features including electric vehicle charging points, panel heaters, water cylinders and air source heat pumps, which improve their carbon footprint and result in lower energy bills for customers.

The £2.8m development of eight homes on Heanor Ave and a further seven homes around the corner in Denbigh Road, is due for completion early 2023. It has been funded by private finance raised by Irwell Valley Homes which has been supported by £360k in funding from Homes England and £185k from Greater Manchester Combined Authority’s Brownfield Fund.

Sasha Deepwell, Chief Executive of Irwell Valley Homes, said: “We know life is difficult for many people across Greater Manchester right now, as they deal with the impact of the cost-of-living crisis.

“One of the most effective ways we can support people through this challenging time is by providing quality homes with affordably low rents as household incomes are squeezed.

“We are delighted to have completed these new homes in Haughton Green. Our thanks go to Homes England and Greater Manchester Combined Authority for their investment, and we look forward to continuing to work with them and our partners here and across Greater Manchester to help local people find a home which meets their needs through a variety of affordable housing options.”

Andrew Gwynne, MP for Denton and Reddish said: “It really is wonderful to see the completion of these houses, and I know through my work as the local MP how high the demand for affordable housing is in Haughton Green.

“However, it is also brilliant that through this development Irwell Valley balanced both the need for housing as well as ensuring our much-loved open green space, and historic trees in the area, have been retained.”

Built by contractor John Southworth and designed by architects PRP, the timber frame properties were completed in 18 months, with the remaining four 2-bed homes and three 3-bed homes in nearby Denbigh Road due by February 2023.
